Title: Building Manager (part-time, up to 25 hours per week)
Reports to: Administrative Director
- Consults with Board Liaison (Treasurer) on contracting & other significant expenses.
Consults with Special Projects Board Liaison (Vice President) on special projects and
other contracting.
Essential function:
- Supervise the physical plant, responsible building stewardship, including energy
efficiency, and preservation of our historic building. Treat staff, members and guests
with respect and professionalism.
Principal responsibilities:
- Maintain weekly/monthly/annual major system maintenance schedules and execute
these tasks (including fire alarm log). Accompany external building system
inspectors. - Coordinate with Co-Administrative Managers regarding custodians, e.g. on specific tasks involving maintenance of building systems that custodial staff perform.
- Analyze current practices/policies and change them or create new ones, as needed.
- Execute or contract for basic repairs (potentially including plastering, painting, changing fixtures, minor plumbing, and electrical work, etc.).
- Manage repairs that are unable to be done in-house with outside contractors.
- Serve as principal contact for ADT security system. Receive and act on notification from Custodians or volunteer security screeners of entry by unauthorized person(s).
- Work in the building some evening and weekend hours.
- Work with Special Building Projects Board Liaison on specific complex projects.
- Maintain and operate boiler, coordinating with oil delivery and service company; maintain and operate HVAC system and window air conditioners. Collaborate with Board Liaison (Treasurer) and Administrative Director to review fuel and electricity plans and make periodic recommendations for economies.
- Coordinate snow removal with Co-Administrative Directors, securing additional coverage, if needed.
- Supervise maintenance and operation of all equipment and tools used by Building Manager and custodial staff. Order and monitor supplies for building repairs. Analyze and adjust current vendors and practices where appropriate and as permitted by budget.
Requirements:
- Ability to lift a minimum of 50 pounds, climb ladders and have complete mobility in
building and grounds activities. - Availability for some evening and weekend hours & emergency response.
Spanish language proficiency preferred.
